    • Work with an agent who specializes in waterfront properties. Compared to buying a regular home, investing in one that’s adjacent to or near the water will give rise to additional questions about water levels, maintenance, and seasonal conditions. You’ll want an agent who can answer these questions for you.
    • Don’t just focus on how the house looks; be thorough! A pretty house is great, but consider its surroundings as well. Lakes and beaches may attract tourists, for instance, so you might want to think about whether your location affords you enough privacy.
    • Choose a house that’s built well. Homes near the water can take a beating from inclement weather and there are things to consider such as erosion, so make sure you’re investing in a home that’s well equipped and you will also want to find out what the typical maintenance costs are going to be.
    • Understanding the rental market behavior. If you intend on renting your place out, research the local rental market before making a purchase. Is it a popular destination for renters? Does your house have the basics that make it attractive to renters (electricity, cell service, a convenient location, etc.)?
    • Know how to swim! Yes, the view is jaw dropping, but the risk of falling in is also very real. If you live near the water, it’s essential that you can swim.
